- Check the Topographic Plan and the Property itself.
- Check the price.
- Check the Future Value and the potential development of the property.
APARTMENTS / BUILDINGS
- Check Building's Regulations (i.e. storage rooms, parking, etc.) and the Building's legitimacy
(ask for Civil Engineering Plan approved by Authorities).
- Check building's condition and its durability in Earthquakes (use of Architect or Civil Engineer).
- For Professional Use check Municipality to get the relevant information regarding permitted use.
LAND
Check if there is any possible restriction that does not allow building. Some common reasons are:
- To be in an area classified as forest (requires permission from Forest Department).
- To be in an archaeological area (if there is any doubt that the land is in an archaeological area, Archaeological Department may start inspections on the grounds prior to any land purchase action).
- The area of the land is less than legally needed for building (i.e. 4,000 sq. meters are in general sufficient
to build a house of 200 sq. meters, but in some cases, less or more square meters might be needed. Nevertheless, a Civil Engineer is the proper person to consult in all cases).
